Marketing Agency Swaps Space for Downtown’s One Main Place

Imaginuity, a fully integrated traditional and digital marketing agency, is moving into a 28,838-square-foot redesigned office suite at One Main Place located at 1201 Main St. in Dallas.

The firm is moving from Energy Plaza  in the first quarter of 2022. JLL’s Caroline Leary, Andrew Scudder, and Russ Johnson represented the landlord, while Rich Young Jr. with Rich Young represented the tenant. 

“Our primary focus was ensuring that the office would feel creative, collaborative, and comfortable,” said Imaginuity CEO, Taylor Calise. “We are proud to have created a space that allows us to accommodate, recruit and retain the best talent in this post-Covid work environment.” 

Imaginuity wanted to create a showpiece space for their employees and partnered with KFK Group to help bring their vision to life. The custom office space includes meeting nooks and huddle areas, open ceilings, and concrete floors to bring in open energy.

According to JLL’s Worker Preference Barometer report, work-life balance is the top concern today for more than half of the workforce (59 percent). Employees seek structure and desire collaboration, and an outstanding office is the best way to engage employees. 

INDUSTRIAL

Tradepoint 45 East, a 610,000-square-foot industrial distribution facility in Wilmer.

Rosewood Property Company and Champion Partners started construction on Tradepoint 45 East, a 610,000-square-foot industrial distribution facility in Wilmer. Rosewood Property serves as the equity partner while Champion Partners is the project developer and co-investor. The construction of Tradepoint 45 East is expected to be completed in the third quarter of 2022. Pross Design Group is the project architect, Kimley Horn is the civil engineer, and The Conlan Company has been engaged as the general contractor.

CSC has leased a 301,995 square foot industrial space located at Everman Distribution Center, 1101 Everman Parkway in Fort Worth. Trey Fricke and Reid Bassinger of DFW Lee & Associates represented the landlord, The Hollingsworth Companies. The tenant, CSC, was represented by Tom Golarz and James Ewing of Colliers International.

Centurion Construction American Enterprises sold 37 acres in Saginaw. The buyer, Falcon Commercial Development, of Dallas, plans to construct a 320,760-square-foot front-load warehouse. Dan Spika of the Industrial Division for Henry S. Miller Brokerage represented the buyer.

Amplex Corporation has leased 146,748 square feet at 2750 114th St. in Grand Prairie. Mark Graybill and Reed Parker of DFW Lee & Associates represented the landlord, Prologis.

West Shore Homes has leased 81,280 square feet of industrial space located at 6425 Campus Circle in Irving. Ken Wesson, Adam Graham, and Chris Hillman of DFW Lee & Associates represented the landlord, Longpoint Realty Partners.

ML Realty Partners, of Itasca, IL, purchased a 72,000-square-foot office warehouse and 5.5 acres at 2520 Marsh Lane in Carrollton. Jim Turano in the Office Division of Henry S. Miller, represented the seller, 2520 Marsh Lane. Built in 1997, the building has approximately 7,325 square feet of office space, 24-foot clear height ceilings, one drive-in bay, and six exterior dock doors.

Agridime signed a new 40,000-square-foot industrial lease with LFA Machines at 6601 Will Rogers Blvd. in Fort Worth. Transwestern’s Lyndon Todd and Kirk Kelly represented the tenant.

Jorstin Transportation Services signed a new 28,183-square-foot lease with Cabot Properties located within Everman Trade Center in Fort Worth. Transwestern’s Frank Jester represented the tenant.

Monbanc Inc. signed a new 26,520-square-foot industrial lease with JLK LTD in Arlington. Transwestern’s Joe Rudd represented the landlord.

Kendall Acquisition Company of McKinney sold a 13,000-square-foot warehouse and 1.87 acres at 1303 Industrial Drive in Royse City. Dan Spika, Miller Brokerage, and Lance Woodward of the Industrial Division for Henry S. Miller Brokerage represented the seller. Judy Kurtz with Ridge Point Commercial Real Estate represented the buyer, Tan Ali Master of Rockwall.

RC Flooring & Granite has leased 10,035 square feet of warehouse space at 3031 Quebec St. in Dallas, from NWP TX TT LLC. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord. Ryan Lents of TIG Real Estate Services represented the tenant.

Maverick Exotic Rentals has leased 8,055 square feet of warehouse space in Woodlands Business Center, 2009 108th St. in Grand Prairie, from SL4 DFW Industrial. Jason Finch and Michael W. Spain of Bradford Commercial Real Estate Services represented the landlord in the direct deal.

KWA Construction has topped out on the Atlantica at Burleson apartments, a luxury community located in Burleson, Texas. The 217-unit multifamily complex will encompass 296,175 square feet. Atlantica at Burleson is expected to be completed in June 2022 and will be located at 285 SE John Jones Drive.

Estrella at Broadmoor

Estrella at Broadmoor, a 96-unit apartment property located at 8021 Calmont Ave. in Fort Worth, has sold. Al Silva and Ford Braly in Marcus & Millichap’s Fort Worth office represented the buyer and seller.

OFFICE

5420 W Plano Parkway, a two-story, 31,138-square-foot office building sold to a company that will use the space as its corporate headquarters. Transwestern represented the seller, US Healthcare Group. Transwestern’s Tom Clarke and Jeff Smith facilitated the transaction.

City Center Fort Worth has signed new leases with several companies including BNY Mellon (6,270 square feet); Brown PC (2,650 square feet); Daniel, Moore, Evans, Biggs, Decker, and Smid(4,300 square feet); Alston & Bird (5,700 square feet); and Truist Bank/CRC Group (5,868 square feet).

Stonebrook Office I, a multi-tenant building delivered in 2018, located along the Tollway in Frisco, has sold. Creighton Start and Chris Boyd with Colliers facilitated the sale.

Osiris Capital renewed 7,322 square feet and expanded 4,734 square feet at 1055 S. Sherman in Richardson. Lynna Smith represented the landlord, Hartman Income REIT.

A government entity signed a new 8,520-square-foot lease with Seaboard Capital in Fort Worth at 4200 Hulen Street. Transwestern’s Whit Kelly represented the landlord.

A Grapevine-based LLC has purchased a 3,855-square-foot medical office building on approximately one-half acre of land located at 2355 E. Grapevine Mills Circle, peripheral to Grapevine Mills Mall. Giovanni Scardino with Weitzman, and Rick Scardino, Chris Jacobson, and Susan Wilson with Lee & Associates handled negotiations for the seller.  Robert Eckstein and Josh Mann with NAI Robert Lynn represented the purchaser.

Aakha Biologics and ReCode Therapeutics have secured space in a new state-of-the-art shared laboratory facility at Pegasus Park in Dallas. Aakha Biologics discovers and develops biologics to create life-saving therapies for cancer patients. Originally incubated within Alloy Therapeutics’ venture studio in Boston, Aakha recently moved its headquarters to Dallas to join BioLabs’ growing community of life sciences co-working lab spaces. ReCode Therapeutics, an integrated genetic medicines company developing targeted, disease-modifying treatments for respiratory diseases such as Cystic Fibrosis and Primary Ciliary Dyskinesia (PCD), has offices in Dallas and Menlo Park, California.

RETAIL

Parks Living Trust purchased the 101,136 square foot Eastgate Plaza Shopping Center at 4445 Saturn Road in Garland. Eric Deuillet, John Hiller, and Scott Rose of Structure Commercial negotiated the sale.

The former Academy Sports and Outdoors located at 3677 W. Emporium Circle in Mesquite has sold to a beauty supply warehouse user. The 73,872-square-foot facility was a former retail big-box store on 9.2 acres of land. Transwestern’s Mason Bishop facilitated the commercial sale on behalf of McMillian Investments, LTD, the seller.

The former location for Carrington College located at 3733 W. Emporium Circle in Mesquite has sold to an investor. The 42,977-square-foot facility was a former retail big-box store that transformed into a career college in 2010. Transwestern’s Mason Bishop facilitated the commercial sale on behalf of Spirit Realty, the landlord.

Andy Anderson at Restaurant Properties Group has formed DFW Texas Group Investments and closed on its first acquisition of 1000 E. State Highway 114 in Southlake. Texas Group Investments plans to redevelop the former bank property for restaurant, retail, or medical uses. The purchaser, 1000 E SH 114, LLC, was represented by Andy Anderson of Restaurant Properties Group. Jenna Gilbert of CBRE represented Regions Bank, the seller.

Authentic Word Ministries leased 33,945 square feet of retail space at 4105 Denton Highway in Haltom City. Troy Morgan and Rob Exline of Structure Commercial negotiated the lease.

Hilltech Properties purchased a 22,000 square foot property at 908 N. Collins St. in Arlington. The property sits directly across the street from AT&T Stadium. Court Powell of Structure Commercial negotiated the sale.

MDT Woods purchased the 36,068 square foot shopping center at 109 – 189 W. Harwood Road in Hurst. Jake Burns and Eric Deuillet of Structure Commercial negotiated the sale.

Queens Beauty leased 9,943 square feet at 2109 W. Parker in Plano. Eric Deuillet of Structure Commercial negotiated the lease.

Workout Anytime leased 8,400 square feet of retail space at the Tom Thumb anchored center at 3100 Independence Pkwy. in Plano. Jeremy Cummings and Eric Deuillet of Structure Commercial represented the landlord and Reeves Atkins with Edge, and David Smith with CBRE represented the tenant.

The Cookline leased 8,077 square feet of retail space at 3030 N. Josey Lane in Carrollton. Jake Burns and Eric Deuillet of Structure Commercial negotiated the lease.

GoPuff leased 7,720 square feet of retail space at 2000 Matlock Road in Mansfield. Troy Morgan of Structure Commercial represented the landlord and Justin Lackey represented the tenant.

The concept for Nuri Grill was created by Wan Kim, originally from Korea and the CEO of Smoothie King.

Sushi Rollin, a Japanese restaurant offering sushi, sashimi, fusion bowls, and more options, has leased 1,820 square feet of retail space in Orchard Village, a shopping center located at 1288 W. Main Street (FM 1171), for a new location. Cameron Mai with Weitzman handled negotiations for the restaurant. Giovanni Scardino and Paul Casella with Weitzman handled negotiations as leasing agents for the center.

Hawaiian Bros has opened its first location in Dallas proper at 6011 Greenville Ave. The popular Hawaiian fast-casual concept plans to open five locations this fall in Dallas and the Northern suburbs.
